Tackling Water Ingress Issues in Shellharbour

A resident in Shellharbour faced a significant and escalating issue with water ingress. Rainwater from two neighbouring higher-elevation properties began to flow into the yard, seeping beneath the foundation of the home. This intrusion resulted in damage to the flooring, fostered rising damp, and encouraged mould growth inside the property, putting recent renovations at risk.

What are the Signs of Water Intrusion?

The water ingress stemmed from both surface runoff and subsurface water flowing downhill from the back and side yards of adjacent properties. Without sufficient drainage to intercept this incoming water, it was forced to travel underneath the house, leading to serious issues.

Implementing a Reliable Drainage Solution

CS Plumbing crafted and installed a gravity-fed French drain system designed to capture and redirect water before it could infiltrate the home’s foundation.

The project included several essential components:

  • A French drain system specifically designed to gather both surface and subsurface water from neighbouring properties, channeling it through gravity to a concrete pit.
  • A 100mm PVC pipe leading from the pit to the curb, equipped with meticulously drilled holes for optimal water discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller ones, connected to new 100mm PVC piping directing water to the curb.
  • A robust retaining wall system built along the boundary using concrete sleepers and galvanised steel posts, with auger holes drilled by an excavator to form a solid barrier that prevents water from the adjacent yard.
  • Efficient soil removal conducted on-site with a dumper for effective site management.

What Steps Ensure Effective Water Management?

The newly implemented system now efficiently captures both surface and subsurface water at the property boundary, ensuring that it is redirected away from the home. The homeowner has achieved a long-lasting, low-maintenance solution that safeguards their foundation, flooring, and investment in renovations.
